We have an internal team dedicated to exhausting all options with our delinquent homeowners pre-foreclosure. You have two options when purchasing loans from Granite

1) You may choose to purchase the asset and de-board the loan to whichever servicer of your choosing.

2) You may choose to purchase the loan and keep the servicing and loss mitigation efforts in place to avoid disruption of the exit strategy we’ve created. (I.e. Loan Modifications, Reinstatement Proceeds, Deed-in-Lieu, Pre-REO, Short-Sales, etc.)

What’s the objective of Granite Strategic?

Granite Strategic Investments (GSI), primary business objective is to be a market leader in the purchase, management, and liquidation of 1st lien mortgage notes. We provide solutions to the banking sector, private investors, and the borrower community that have been affected by the recent financial downturn in the housing market.

How do I get started?

Per our company policy, each prospective Investor is required to complete a Non-Disclosure Agreement. Due to the sensitive nature of the information being shared, this agreement affirms that no information provided by GSI will be shared with any third parties.

01 Can GSI work the loan for me after I purchase?

Absolutely. Our asset management team has over 20 years collectively in the Non-Performing loan space, they are responsible for borrower outreach on all of our loans, and bringing resolution to the forefront, so you have the ability to retain our team and avoid any disruption to the loan and the success we’ve created with the borrower or the outcome of the deal. After the purchase, our team will to continue manage your investment after the purchase.

02 Can I use my own asset management team?

Yes, the option is yours. You may de-board the loan from our servicer and team and transfer it to any servicer of your choosing.

03 What will your asset management team do for me?

They will conduct and manage all communication and correspondence between with the Borrower (Homeowner), and you as owner of the mortgage. They will manage the entire foreclosure process, no matter the state, all the way through REO. They will manage the bankruptcy process and dealing with the trustee or local counsel. They will negotiate cash-for-key/deed-in-lieu discussions, reinstatement options, loan modification opportunities, trial modifications or forbearance agreements, amongst many other exit strategy options available.

04 Is the pricing comparable to other borrower outreach and asset management companies?

Yes it is. They charge roughly $50.00-$60.00/month to manage your loan(s), depending your loan count. We also have a fee structure based on successes (loan modifications, forbearance agreements, reinstatement, Deed-in-lieu, Short-Payoffs, foreclosure completion, etc.)
